I spent over 10 years in corporate finance, trading foreign exchange and interest rate markets, where a wrong call was expensive, and every decision came down to weighing real risk against real reward before acting. I bring that same discipline to property.

Most agents sell you a listing. I look at the whole picture: the deal, the financing behind it, and the timing, the same way I'd approach a trade. What's the downside, what's the upside, and does this actually make sense right now.

But a property isn't just a transaction. It's where you're starting a family, building toward the next chapter, or growing the portfolio that funds it. The numbers matter because what they're protecting matters more.

How I think about a deal

Most agents will tell you it's “well-located” with “strong demand.” That tells you nothing. Here's what I actually look at.

The comparables, not the brochure. What did the last 2-3 launches in the same district actually transact at, adjusted for tenure and MRT distance? And what's resale doing right next door, for a unit you could move into today instead of waiting years for TOP? If the new launch is pricing 8-10% above both, fine. Sometimes it's justified: better unit mix, newer TOP, a developer with a track record. But you should hear the reason, not just the number.

What your loan looks like if rates move. BUC payments stretch over 3-4 years. Today's rate isn't the only rate you'll pay. I run the numbers assuming SORA moves before you sign, not after.

Who buys this from you later. A unit near the MRT with real rental demand and one that's a 15-minute walk with barely any comparable transactions are not the same asset, even at the same psf.

Timing matters more than people admit. Launch-day buyer and buyer 18 months later are taking on different risk for a different price. There's no universally right answer. Just the one that fits your timeline.

I'll tell you when a deal doesn't make sense. Not just when it does.
